Are you buying a home in Lewisburg? David Jent Realty & Auction can help.
Purchasing a home is an intimidating event for most people, but with some planning ahead of time, it's not very confusing.
So they know exactly what they can expect, I will provide buyers with an overview of the entire deal.
These are my nine steps to buying a home.
If you have questions regarding any of this information or if you're prepared to get started, you can contact me here or e-mail me at .
There are a lot of things you need to consider before you start looking for a home. When you start your search, you'll want to assemble a list of features you want, get a plan of what school districts and neighborhoods you want to live in, and start working on your budget. Ensuring your mortgage payment is no more than 1/3 of your net monthly income is a good principle to go by. Step 2 – Talk to a real estate agent
This is where I can help. I'd like to schedule a time to meet with you and communicate with you regarding your real estate needs and get an idea of your plans for the future. We'll discuss the mortgage industry, other economic factors that may affect your purchase today or in the future, as well as neighborhoods and schools in the Lewisburg area.
In addition, I'll help you get started on your loan. David Jent Realty & Auction works with some of Lewisburg's best mortgage professionals, so you can rest assured that you're in great hands. They'll assist you in figuring out which kind of loan is best for you and help you get qualified.
Step 3 – Begin looking for a house
After we meet, I'll begin finding available houses on the market that best suit you. I'll preview many of the homes and eliminate the duds, and then we'll set up appointments to tour the homes when it's most convenient for you.
When we tour houses, I'll point out positive features and bad ones. I'll even ask you about things you like and don't like. It's pretty common for buyers to revise their list of must-haves as we view houses and some features become more substantial than others. If such is the case, I'll search all the listings another time and narrow it down to the house you've been wishing for.
Step 4 – Understand the market
My knowledge of the Lewisburg housing market is a necessary aspect in your home search. I am mindful of all the neighborhoods and school districts, and I'll alert you to some areas are "hot" and warrant prompt action and others that are "cold" and allow for thoughtful analysis.
When we view houses, I'll let you know if the seller's asking price has room for bargaining or if I believe the home is "priced to sell."
When working with an agent, be mindful and make sure you ask a lot of questions. Any real estate agent will tell you they comprehend the home market.
If it seems like they don't know everything, just call me at (931) 359-6631 or e-mail me at , and I'll be glad to answer your questions. My market expertise will help you stay a step ahead through the entire deal.
Step 5 – Find the house you've been waiting for
I'm sure we'll find your dream home in the Lewisburg area. When we do, I'll carefully develop your home purchase offer. The offer will be tailored with your needs in mind and the home, including several contingencies. A few examples are obtaining financing, completing the inspection, and a clear title.
Step 6 – Negotiate the deal
A lot of deals aren't closed on the initial offer, and it's widely common to receive a counter offer. Don't let this discourage you. We'll talk over whether or not to consent to the counter offer, present our own counter offer, or reject the seller's offer and move on.
Step 7 – Obtain a loan
Once the deal is complete, you'll start working with your lender to close the loan. If you're already pre-qualified, this shouldn't take much time at all, but you'll need to keep in close contact with your lender. And I'll look after all the property information your lender will need to close the loan.
Step 8 – Close the deal
You'll get a Loan Estimate (LE) outlining closing costs from your mortgage lender within three days of taking your application. This estimate depends on the loan amount, and RESPA requirements dictate that it has to contain all closing costs and fall within a strict range of accuracy. I'll examine the estimate and let you know if everything looks all right.
Step 9 – Move in
Congratulations! Now you can move into your new house. Enjoy it. And if you need anything or have any questions, be sure to call me at (931) 359-6631 or e-mail me at .
